Job Purpose


As a Senior Manager, Real Estate Acquisition, you will be responsible for acquiring new data centre sites and infrastructure in Europe. Working as part of the Corporate Development team, you will own the end-to-end site acquisition process; sourcing prospective sites, leading technical due diligence, obtaining zoning and environmental permits, managing commercial contract negotiations, and applying for necessary utility connections. You will be responsible for the assessment of greenfield, brownfield, operating DCs and M&A opportunities being acquired as part of AtlasEdge’s ambitious organic and inorganic development strategy. Additionally, you will lead teams of specialist vendors from engineering, energy, real estate and environmental fields to assess local market conditions, particularly power and zoning, to inform go-to-market strategy.

This is a role with real strategic influence as site selection and Corporate Development is seen as a key differentiator within AtlasEdge. You will work with cross functional stakeholders across the business including design, construction, legal and finance to ensure best in class technical delivery of edge data centres to meet AtlasEdge’s strategy. You will also drive collaboration, promoting best practice across AtlasEdge in data centre technical development and delivery matters.


Key Activities


  • Source opportunities, evaluate sites and lead technical due diligence. Work closely with AtlasEdge Product and Construction teams to ensure sites meet market and customer needs.
  • Manage negotiations with all relevant parties, including landowners, local authorities and utility companies- in particular power.
  • Align availability of power with other key site selection criteria including metro and backbone fibre, related infrastructure and land use/zoning.
  • Engage with local authorities regarding community engagement and build knowledge of economic development incentives.
  • Continuous liaison with internal stakeholders on acquisition progress, risk management and obtaining necessary approvals.
  • Develop strategic relationships in key markets with utility providers to understand power capacity availability, connection process and timelines. Additionally, develop understanding of energy trends including availability of clean energy.
  • Project and program management; track project progress, risk, commercial and key financial metrics to enable reporting to internal stakeholders.
  • Contribute to development of processes and governance within the Real Estate and Corporate Development teams.


KNOWLEDGE & EXPERIENCE


PREFERRED EDUCATION/ QUALIFICATIONS:

  • Bachelor / Master’s degree in Engineering, Technology, Real Estate or other relevant discipline. Or equivalent industry experience.
  • Minimum 5 years of work experience in a related field; site acquisition, real estate, engineering design and construction.
  • Experience in the European data centre industry.


SKILLS & ABILITIES:

  • Excellent analytical, communication and problem-solving skills.
  • Stakeholder management and the ability to work within cross-functional teams and adapt to changing business requirements.
  • Understanding of data centre markets, site acquisition process and financial drivers.
  • Strong knowledge of technical infrastructure and customer requirements.
  • Knowledge of sustainability and environmental aspects of industry; permitting, environmental impact, energy use etc
  • Previous experience of working across Europe.
  • Extensive knowledge of Excel and PowerPoint.
  • Independent and pro-active with a strong work ethic and a passion for customer and organisation success.


SPECIAL JOB REQUIREMENTS:

  • The role will involve travel across the UK and Continental Europe
  • The role can be based from any one of our European office locations with a preference for our head offices in London or Amsterdam
  • Fluent in English with ideally business competence in a second European language would be beneficial.
